The common backyard is fully usable and includes two overhead heaters, a gas grill, and multiple dining tables, making it suitable for outdoor dining, relaxing, or hosting friends.

PET POLICY
As a family-owned boutique operator, we love pets and are open to both cats and dogs. We welcome well-behaved animals; a standard one-month security deposit applies to all tenancies, including those with pets.

HOUSEKEEPING
Monthly professional housekeeping is included and scheduled to maintain the condition and overall quality of the residence. This includes a full home cleaning along with laundering of provided linens and towels. Personal items and clothing are excluded.

Additional housekeeping visits may be requested at a fixed per-visit cost. For residents who prefer not to have scheduled housekeeping, this can be discussed at the outset of the lease.

UTILITIES
Utilities including electricity, gas, water, trash, and high-speed internet are included. Electricity and gas usage are included up to a monthly allowance of $400. Water usage is included up to a reasonable monthly allowance. Usage beyond these amounts is billed separately and specified in the lease.

INTERNET & CONNECTIVITY
The home features high-speed internet with an eero Mesh Wi-Fi system to ensure strong, consistent coverage in every room. We are happy to coordinate any location-allowing service upgrades depending on finalized lease terms.

MATTRESSES, PILLOWS, LINENS & TOWELS
The home is equipped with comfortable, quality mattresses and pillows, along with bedding, linens, and towels selected for durability and regular use. These items are professionally maintained and refreshed as needed to ensure comfort.

MANAGEMENT & RESPONSIVENESS
The residence is professionally managed by a small, hands-on, family owned boutique operator rather than a large corporate management structure. Tenants and tenant representatives work directly with the property manager, allowing for streamlined communication, faster decision-making, and ZERO layers of bureaucracy when questions or needs arise.

Unlike corporate housing providers that almost never allow in-person pre-rental showings/viewings, we are happy to accommodate in-person physical showings or live FaceTime tours.

As a boutique operator, we are highly understanding and accommodating regarding individual timelines and term lengths and work directly with you or your relocation representatives to ensure a smooth transition.

This unit is a rental unit subject to the San Francisco Rent Ordinance, which limits evictions without just cause, and which states that any waiver by a tenant of their rights under the Rent Ordinance is void as contrary to public policy.
