The Home
This waterfront home is laid out across two levels and designed for easy, comfortable stays.

The king bedroom is on the ground floor and includes a private ensuite bathroom and direct access to the lower level. The main level features the queen bedroom, a full bathroom, an open kitchen, and a bright living area with bay views. The separation works well for couples, small families, or guests who want privacy between sleeping areas.

The home has central air and heat for year-round comfort, fast WiFi, cable TV, and complimentary parking. Kayaks and paddle boards are provided so guests can enjoy the calm bay directly from the property.

Vineyards, farm stands, and North Fork dining are a short drive away. A waterfront restaurant with a tiki-style bar is located just across the street. Greenport, Shelter Island, Montauk, Fire Island, and the Hamptons are all easy day trips, making this a convenient base for exploring the region.

Seasonal Availability of Outdoor Amenities
Please note that all outdoor amenities, including patio furniture, grills, and other exterior equipment, are typically stored away between Columbus Day and Memorial Day. If you have specific questions regarding these amenities, feel free to reach out to us for more information.

IMPORTANT NOTE:
- The primary renter must be at least 25 years old.
- The property has outdoor security cameras for safety and added peace of mind.
- There is a standard pet fee of $200 per pet, per stay. An additional $100 may apply for dogs that shed excessively.
- For stays over 21 days, please note that any extra utility costs beyond the initial charged amount are the guest's responsibility.
- For reservations of 29 nights or more, a refundable deposit will be collected prior to arrival. Our Team will reach out for further details upon booking.


Notes
Cancellation Policy
- Bookings canceled at least 30 days before the start of stay will receive 100%.
- Bookings canceled at least 14 days before the start of stay will receive a 50% refund.
- Please note: This cancellation policy is not applicable for HVMB guests.

Guest Insurance
Please note, as a part of booking we secure insurance for your stay and will require you to sign a Guest Rental Agreement. This insurance is meant to cover any incidental damages to the property that may occur during your stay and does not cover any issues with your trip related to cancellation due to illness or other reasons. We understand that things happen by mistake or accident from time to time, we ask that you let us know when it happens. You’re covered with us - we’re invested in you having a worry-free stay!
